2 Professionals missed it.

My seller called me.

He had a roof leak

Said he had 2 professionals look at the roof but found nothing.

Seller said he knew that I did some roofing and asked if I would check it out.

So I said I would although I had my doubts if I could find the issue.


I found where the leak was and then continued to the roof.

What I found was both frustrating and gratifying.





See the crack?

It was covered up with pine needles.

I had moved the needles and there was the crack.

I put some caulk on it and after 3 heavy rains no more leak.

The seller will disclose so that the buyers know about it.


It is very discouraging that the professionals were to fast in their inspection to

find this.


It will be hard to get a good reference from this homeowner.

You just showed the seller why he made the right choice choosing you. Another agent might not have found the problem.

Sometimes it takes someone who actually CARES about finding things like this, William. I know your sellers are so happy that you were able to, not only find the problem but, eliminate it as well!

Roof leaks can have some mystery...especially with cedar shake...it takes a detective dedicated to finding the issue !

Roof leaks can be very difficult to find as the water can travel a long ways

You did a great service for your real estate clients. Roof leaks are very frustrating and hard to find sometimes. They should be very happy with you.

Great job William.  I find it disturbing that professionals would miss this.  They would not last long on my preferred vendor list.

Hi William, I think getting a second opinion works very good if you suspect something is not right.  We had a plumber come by and tell us our shower pan was leaking: a $3,000 fix.  Another plumber was contacted and found that one of the valves was leaking water into the wall.  The correct diagnosis: a $150 fix.
