Vacant land values vary a lot...

Land values do vary a lot.

And there are many reason why.

Here are but a few...

 

High land--vs--low land.

Road access.

distance to town

Distance to utilities.

Water table.

Treed, open, water, a mix

Government restrictions.

Cost to improve

Residential or commercial

Large city or small rural town.

 

These are just a few issues that we as Realtors have to express to sellers and buyers.

Not all land is created equal and so not all land is the same value.

Yes Bill it certainly does vary a lot, and in our end of it we also consider the growing potential and what is planted on it.

Yes, and the value also differs from buyer to buyer. Some might want the huge parcel of land that is far removed from town down a dusty one lane street where they will have privacy and other people would pay triple for the small parcel that's right in town. Good post.
