I am talking sale price.
There are many different possibilities.
Everyone has an opinion and that is all MOST of them are.
You have a ;
Tax assessed value.
Tax Market value.
Sellers perceived value.
Buyers perceived value.
Real Estate Agent market value.
But the only one we can really use it the APPRAISAL value.
That is what the bank will go buy and what we all get stuck with. While it is true that 10 different appraisers will give 10 different values, that makes no difference. we can only use the first one in most cases.
Other evaluator's...
Mom and dad's
Uncle Paul.
Fred across the fence.
Cousin Eddy who sold Real Estate for 6 months about 10 years ago.
I think you get my drift...Valuation of a home is not a perfect science and that is the job of Professional Real Estate person to help you through that process.
DON'T be thinking some 3rd party NON-Professional real estate site has the right info...Do it right and call the professional. Most cases the valuation is free!!!!!!!!!!!!!
Even judges get into the act!
William Feela very good point regarding five different probable valuations.
Hey William Feela this reminds me of that set of pictures of "Your house as seen by..." I did a quick search and here is an example
William
There's value . . . . and there's what a willing seller will take . . . . and a buyer willing to pay and the moment of truth.
Good luck and success.

William - I am sure that everyone looking at a home will have their own opinion of the value of that home. However, appraisers and real estate agents use local comparable data, as well as historical information, and specific information about the exact property to come up with their value. It is usually a little more precise.
Yes, there are many values to a house and everyone thinks they are right
Good morning William. This is true and very useful. The picture really cracked me up. Well done.
So Bill what you are saying is that zestimate that I got last week is a bunch of garbage...
I would tend to agree.
Thanks for your post, William Feela. I think if you ask 100 people what a home is worth you would get 100 different answers. As mentioned by Bob Crane, the Zestimate may be the least reliable.
