Many agents think that this is a down time to relax.

Actually, it is a time to increase hour activity.

Because many agents have taken leave, there is less competition to snag the buyers and sellers still out there buying and selling.


It is a personal choice, one that I believe can make or beak next year for you

William you are so spot on I am working my ...you know what right now... negotiating two deals... showing properties to a serious investor.... I want three deals closed before the end of the year... all three are cash buyers...Endre

In October I started planning for a gangbuster year end. I upped contacts and activities. I have two data bases. One of about 250 people that is a CRM and are all personal contacts. The second is about 350 contacts and is a lead capture system for people looking on line... they have to sign in and I capture contact data. I wanted to contact every one on both data bases at least twice! Plus the CRM people would have an extra contact by snail mail. I am about 75% through that process. Wen done abut 1,000 contacts in roughly 50 days... pretty doable. 

So here I sit in December with 9 pendings (four from November and five from December). I am writing a new offer today that should fly. I have four other active since December first that I have meeting with lenders or waiting for them to get to town so we can do the deal. I also havetwo deals I am trying to wrap up... one for $1,200,000 and one for $950,000 (FYI my pendings also include a $50,000 mfg home)

Point is an hour or two EVERY DAY prospecting. Not just prospecting but working with the people you know and that already know you. Taking advantage of what is in your own back yard. My biggest problem is I work by myself and so I cant take it all on... but then I never wanted all the business...lol (just enough)

Three of November's will close this month. January is pretty well booked (for me) and now Im starting to work on February. Best part I still have appointments booked for December so it wont stop soon.... on TOP of that I have time ahead with family and friends a little more stress free then when I used to have one or two deals in December or Jan.

I've never been busier William Feela but I'm always busy this time of year. Like you mentioned a lot of agents take a couple of months off which makes it easier for the rest of us.
